Covered decks and covered patios for Whidbey Island weather

Whidbey Island winters are wet, and an open deck often sits empty once the fall rain starts. A covered deck or covered patio gives you a dry place to sit outside. It also keeps rain off the door and the wall behind it.

A porch roof over the front door does the same job on a smaller scale. It gives guests a dry place to stand. It also shelters the entry from wind-driven rain.

Our project photos include an ironwood deck under a covered porch roof. Another shows a custom home with a covered patio under a standing seam metal roof. On one custom home we built, the covered porch has a cedar ceiling and a stone fireplace.

Building a deck cover for island wind and rain

The board that fastens a deck to the house is called the ledger. Island County's deck handout says a deck ledger must not carry the load from a beam. So the roof's posts and beams stand on their own footings. Those footings go below the county's 12 inch frost line.

The county's design criteria list a 20 pound ground snow load and a 97 mph basic wind speed. They also flag topographic effects, since wind speeds up over bluffs and ridges. An open cover can catch wind from underneath, so we tie the roof down to its posts and footings. Where the plans need an engineer's stamp, a licensed engineer provides it and we coordinate that work.

Water finds any gap where a cover meets the house. We flash that joint at the wall or the main roof so rain runs out over the roofing. The cover gets the same metal roofing or asphalt shingles as the house. A low-pitch cover gets extra waterproofing under the roofing.

Island County asks for a Field Indicators Worksheet with a building permit. That holds even when a lot has no known critical areas.

Waterfront lots bring more review. Shoreline rules reach 200 feet from the ordinary high-water mark around Whidbey and Camano. The county generally requires review and approval for most regulated work in that zone. We plan a waterfront cover with that review in mind.

All of Coupeville sits inside Ebey's Landing National Historical Reserve. All projects in the Reserve must meet its design guidelines. A porch roof or patio cover in Coupeville answers to them too. Inside town, Coupeville's own Building Official handles building permits.

What drives the cost of a patio cover?
Size and height drive most of the price, along with the roofing and any new deck under the cover. Bluff and view lots can need heavier framing for wind. The county's fee schedule also values a covered deck above an open one when it sets the permit fee. Our estimating study prices the materials with local vendors, so you see a clear bottom line.
Do I need a permit for a covered deck?
Plan on one: a covered deck tied into the house is not on Island County's permit-exempt list. Confirm any cover with the county before you build. Can you put a roof over my existing deck or patio?
Often, yes. On a deck or a slab, the roof's posts get their own footings below the frost line. When an old deck is wearing out, building the new deck and the cover together often makes more sense. For a covered patio, we can pour a stamped concrete patio under the roof in the same job.
Will a patio cover make my house darker?
A cover does shade the rooms behind it, so we plan for daylight from the start. A cover hung on the wall below the eaves sits lower and flatter. Tying the cover into the main roof can give it more height and let more light reach the windows. We work out the height and pitch around your windows during design.
How long does a patio cover take to build?
It depends on the size of the cover and how long the permit review runs. A new deck under the cover adds time, and island weather can affect the schedule. We talk through timing when we come out to see the house and the space.
Do you build patio covers outside Langley?

We purchased our dream home on the west side of Whidbey Island above the Puget Sound with 180-degree views of the water and the Olympic Mtns. While we knew the driveway would need to be redone eventually, we soon learned that proper drainage to protect the house and garage had never been installed when the house was originally built. Jeff and his team resolved all of our issues. In front of our garages, Jeff installed proper French drains, a catch basin, and sump pump that pumps the water away. At the same time, Jeff installed proper drainage around the house. Our driveway was a packed dirt path with virtually no stone base. Jeff initially properly graded the driveway before first add a stone base, then a finishing base. After compacting the stone material, our driveway is almost as hard as concrete or asphalt and is 2-3 feet wider and more accessible. While Jeff was working near the garage with his excavator, he accidentally hit the gutter. Jeff immediately told me what happened and within 48 hours, Jeff had an outside gutter company come in and replaced the entire gutter. I appreciated his upfront honesty. As to communication, Jeff could not have been better. I found him through a Google search. He returned my original call within 2 hours. On Whidbey Island you are lucky to even have a contractor return any call. Jeff came out the same day to scope out the work and started the job within 10 days in my case. He and has team where there each day continuing to make progress. Needless to say, I give Jeff a 5-star review and when the next project comes up, I will certainly be reaching out to Culver Construction. Think this review isn’t legit, think again. I’m a small business owner with 50 employees, worked with countless vendors and customers. I know what good service looks like and when it isn’t.
