How Much Does a Stamped Concrete Patio Cost in Washington?
National cost guides put the average stamped concrete patio cost at $8 to $19 per square foot. Basic stamped work runs $8 to $13, mid-range work $13 to $19, and high-end work $19 to $26 and up. Plain concrete costs $4 to $12 per square foot installed.
A national guide prices a 10 by 20 foot stamped patio at $1,600 to $3,800. The same patio in plain concrete runs $800 to $2,400. These are national market numbers to plan with, not our price list. Your real figure starts with the ground under the slab and the stamped concrete patio design you pick.
How much does stamped concrete cost per square foot?
Stamped concrete is poured like a plain slab, then pressed with a pattern while it is still soft. The finish moves the price per square foot. Plain finishes cost the least, and detailed stamped work costs the most. These are the ranges national cost guides list for each finish.
| Finish | Cost per square foot | What you get |
|---|---|---|
| Plain concrete | $4 to $12 | A standard slab with no decorative finish |
| Broom finish | $6 to $13 | A brushed texture that grips underfoot |
| Exposed aggregate | $7 to $18 | The stone in the mix shows at the surface |
| Basic stamped | $8 to $13 | One pattern, one color, no border |
| Mid-range stamped | $13 to $19 | Two or more colors, more than one pattern, a custom border |
| High-end stamped | $19 to $26 and up | Layered colors, several patterns, hand-carved detail |
High-end stamped work can imitate stone, wood or brick. The tier a design lands in depends on how many colors and patterns it uses.
What does a stamped concrete patio cost by size?
A national guide gives a published figure for a 10 by 20 foot patio. We filled in the other rows with simple math. The math rows multiply the square feet by $4 to $12 for plain concrete and $8 to $19 for stamped.
| Patio size | Square feet | Plain concrete | Stamped concrete | Source |
|---|---|---|---|---|
| 10 x 10 ft | 100 | $400 to $1,200 | $800 to $1,900 | Math: 100 sq ft x each range |
| 12 x 12 ft | 144 | $576 to $1,728 | $1,152 to $2,736 | Math: 144 sq ft x each range |
| 10 x 20 ft | 200 | $800 to $2,400 | $1,600 to $3,800 | Published national guide figure |
| 16 x 20 ft | 320 | $1,280 to $3,840 | $2,560 to $6,080 | Math: 320 sq ft x each range |
| 20 x 20 ft | 400 | $1,600 to $4,800 | $3,200 to $7,600 | Math: 400 sq ft x each range |
The guide’s stamped prices cover a 4 to 6 inch slab, installed. They leave out excavation and prep work, so budget for those on top.
What adds to the cost of a stamped concrete patio on Whidbey Island?
The ground under the slab comes first. Prep work can mean stripping topsoil and grading so water runs away from the house. Then a rock base gets compacted, and where water collects, drainage goes in before the pour.
Whidbey Island winters are wet, so drainage belongs in the plan from the start. We do that prep with our own skid steer and plate compactors. A few other line items move the total:
- Reinforcement. Rebar or wire mesh adds $1 to $3 per square foot.
- Sealing. Concrete sealing costs $1 to $3 per square foot.
- Borders. A custom border puts a design in the mid-range tier or higher.
- Access. A tight or steep path to the patio site takes more labor.
How long does a stamped concrete patio last?
National cost guides say stamped concrete lasts 25 to 50 years. Resealing and upkeep decide where a patio lands in that range. The guide says to reseal the surface every 2 to 3 years.
Sealing costs $1 to $3 per square foot. On a 10 by 20 foot patio, each reseal comes to $200 to $600. Plan for that upkeep in the budget.
Concrete patio vs pavers: which costs less?
National cost guides put general patio installation at $5 to $35 per square foot. That range covers natural stone, gravel or pavers, and it moves with size, material and customization. Stamped concrete averages $8 to $19, which sits inside that band. The material and design you pick decide where your patio lands.
A stamped concrete patio is one solid slab with the pattern pressed in. Pavers go down one piece at a time, and a single paver can be lifted and reset later. If pavers suit your yard better, see our paver patios and walkways.
Do you need a permit for a concrete patio in Island County?
Island County’s list of work exempt from a building permit names sidewalks. It does not name patios. Confirm a patio slab with the county before the pour. Inside Langley or Coupeville, the city or town permit office handles it instead.
A patio slab sits on grade, but steps are different. Island County lists its frost line depth at 12 inches. Footings for steps go below that depth.
A county building permit needs a completed Field Indicators Worksheet. The county asks for it even when there are no known critical areas on the property. On a bluff or waterfront lot, start that worksheet early. Our guide to Island County building permits covers the process.
What does a roof over the patio cost?
A roof over the patio is its own structure, separate from the slab. We build patio covers on posts with footings below the same 12 inch frost line. National cost guides put a patio roof at $20 to $155 per square foot. A patio roof raises its own permit questions, so confirm it with your permit office before you build.
What should a stamped concrete patio quote include?
Two quotes for the same patio can cover very different work. Before you compare totals, check that each quote spells out the same items:
- Slab thickness. The national guide’s stamped prices assume a 4 to 6 inch slab.
- Prep work. Excavation, grading, the rock base and any drainage under the slab.
- Reinforcement. Whether rebar or wire mesh is in the price.
- Finish tier. How many colors and patterns, and whether a custom border is included.
- Sealing. Whether the quote includes sealing the new surface.
- Steps. Any steps off the patio, with footings below the 12 inch frost line.
