How Much Does a Home Remodel Cost in Washington?
Most Washington home remodels land between $15,000 for one room and $400,000 for a full gut. National cost guides put a mid-range kitchen at $35,000 to $65,000. A mid-range bathroom runs $14,609 to $19,040. On a 2,000 square foot house, a mid-range whole-home remodel runs $120,000 to $260,000. A gut to the studs runs $260,000 to $400,000.
Two Washington costs sit outside those national numbers. Retail sales tax applies to the full contract price here, labor included. The local rate runs 9.1 percent in unincorporated Island County. The same guides report a national average bathroom remodel of $15,586. Most bathroom jobs fall between $6,456 and $24,715. A 600 square foot primary suite addition is reported at $150,000 to $300,000.
Those spreads are wide because scope moves the number more than size does. Moving a wall or a plumbing stack costs far more than new cabinets in place. One contractor holding the drawings and the build is the point of design-build. The team that prices the job is the team that builds it.
Why does a remodel cost more on Whidbey Island?
Island housing stock is the first reason. A lot of Whidbey homes went up decades ago. Many were built for a milder standard than our wet winters, which run November through March. Salt air and steady rain work on siding and window flashing for years before anyone opens a wall.
Logistics is the second reason. Every stick of material reaches the island by ferry or by bridge. The Clinton to Mukilteo run serves the south end, and State Route 20 crosses Deception Pass up north. Delivery windows run longer than on the mainland. A small change order can cost a full trip off island.
Ground is the third. Under the topsoil, much of the island is dense glacial till mixed with sand and cobble. Water perches on that layer and travels sideways. Drainage problems then show up around foundations and crawlspaces. Fixing the water is often step one on a remodel that started as a kitchen.
What hidden problems show up in an older island home?
Rot is the common one. Once old siding comes off, wet sheathing and soft framing turn up around windows and decks. That work gets repaired before new finishes go on. This is why siding replacement and a remodel often get bid together.

How much do Island County permits add to a remodel?
Island County prices an interior remodel permit off the contractor’s bid, not a square foot table. That comes from the county fee schedule effective January 15, 2026. Fees then follow a valuation ladder. A $60,000 remodel works out to roughly $1,345 in building permit fee. A $150,000 remodel works out to roughly $2,315.
The county adds a 3 percent technology fee to the total permit cost. Plumbing and mechanical permits are billed separately. Work done without a permit is charged at double the normal fee. Confirm current amounts with Island County Planning and Community Development before you budget them.
Some parts of a remodel are exempt. The county exemption list covers sidewalks and driveways. It also covers a detached deck up to 200 square feet. That deck has to sit no more than 30 inches above grade and cannot serve the required exit door. A deck attached to the house is a different story. What does Washington sales tax add to a remodel?
More than most homeowners expect. The state Department of Revenue tells prime contractors to collect retail sales tax on the gross contract price. The tax is figured on the full price, with the costs inside it included. Labor is part of that price, so the tax rides on the whole job.
For July 1 through September 30, 2026, the state published a combined rate of 9.1 percent for unincorporated Island County. Langley and Oak Harbor sit at 9.3 percent. On a $100,000 remodel contract, 9.1 percent is about $9,100. Rates change every quarter, so check the current one before you set a budget.
How do you set a remodel budget that holds?
One common guideline is the 30 percent rule. Keep the whole renovation under 30 percent of the home’s value. Census figures put the median owner-occupied home in Island County near $629,700. That sets the ceiling around $189,000. Treat it as a guideline. A house you plan to keep for 20 years changes the math.
Carry a contingency on top of the contract. Published guides suggest 10 to 20 percent. The higher end fits an older home with walls no one has opened in decades.
